How do real estate service trustees help avoid transaction delays?

One of my biggest concerns with property transactions is delays caused by missing documents or unclear requirements. I’ve heard that using a real estate service trustee can help reduce these issues, but I’m not sure how effective that is in practice. Does it really make a difference?

I used a trustee for my last property purchase and it made a noticeable difference. The main value was having someone who already knew the exact document flow and could flag missing items before they became problems. My trustee caught that my title deed had an old address that didn't match my ID, which would have stopped the transaction cold at closing. They also coordinated directly with the lender's attorney and the title company, so I wasn't stuck playing phone tag between three parties. What surprised me was how much time they saved on the administrative side—they handled the scheduling of inspections, appraisals, and even made sure the HOA documents were ordered on time. The closing went smoothly because everything was pre-checked. I still had to send a fax for one authorization form, but that was minor compared to the overall process. If you are buying in a competitive market where delays can cost you the deal, having a trustee or a good transaction coordinator is worth the cost. They are not a magic solution, but they reduce the risk of common mistakes that cause most delays. Just make sure you hire one with local experience and good references.
